 The term “parcela” (yes, italics and double quotes) in relation to real estate in Chile is commonly used, such as “vendo parcela” or simply “parcelas”. It is often translated as simply “property parcel” or “lots” in English; however, the term “parcela” in Chile has a much more loaded legal and cultural meaning besides “piece of land for sale”. We would like to unpack the meaning of “parcela” a bit more for the foreigner looking to buy property in Southern Chile; and perhaps, also for a few expats in Chile that already own a parcela. Understanding "parcelas" in the context of Chilean real estate is important because they are often one of the best ways to buy property in Chile with very little money; yet, also have beautiful rural land that is ready to build without the costly investment in infrastructure such as wells, roads, electric lines or needing to live in an urban town or city in Southern Chile.

Chiloe Island off the coast of Southern Chile and South America is a unique real estate market for properties and land in Chile. It is not really the Patagonia of Chile, and it is not exactly like buying real estate in the rest of Chile. For one, it is an Island with a large coastline. On the other hand, it is an Island located only about 15 minute ferry ride from the mainland of Southern Chile. So, it is also connected. Chiloe has for the most part maintained its independence as a fishing culture, but at the same time given up some of that culture to industry mostly focused on the Salmon farms that dot the bays and coastline.  Real Estate and Land in Los Lagos region ( Lakes Region ) of Chile is a fairly broad category for several reasons. First, it is simply a very big territory. It includes properties as far North as Osorno, and as far south as in the Patagonia such as places like Chaiten and Futuelefu. The property markets and the cultures are likewise diverse. We have big cities such as Puerto Montt and Osorno, and the popular tourism destinations of Puerto Varas, Frutillar, Puyehue, and Futeleufu.  Puerto Varas has grown over the last five years from a simple tourist town / bedroom community of Puerto Montt, to a full city in its own right. Major national grocery stores, bars, restaurants, a casino, numerous five star hotels have all added to the growth of this small city on the shores of Lake Lake Llanquihue. Along with that transformation has also come a maturing real estate market. Gone are the days of a town built around mostly cabins for tourist. Now both Chileans and foreigners call Puerto Varas home all year. The strategic location of Puerto Varas in Southern Chile, established tourism industry, and excellent infrastructure has turned Puerto Varas in to a bit of a meca for foreigners and expats over the years. Puerto Varas is now the hub for many services for sister cities along the lake such as Frutillar and Ensenada, about 20 mins around the lake in either direction.

Well, not much changed in the real estate market in Chile this year; and that is likely what is so news worthy for the 2009 to 2010 year, considering the international economic crisis. Although Real Estate prices in Chile did decline or stay flat, they in no way suffered the same collapse as other expat or retirement destinations such as Panama, Spain, or Costa Rica. Even the other neighbors in South America just over the boarder in Argentina took more of a hit to property prices. We will take a look at the most notable Changes in Southern Chile, and Chile in general this year.
