Nearly 1000 acres has been assembled in six parcels in order to completely control access and runoff into two 72 acre lakes containing the largest brown trout any of the Chilean and Argentinian guides have seen. About 400 acres are in old-growth lenge forest. The lakes are surrounded by this forest, cliffs, and mountains with red flowering bushes in spring, wildflowers all summer long, and trees and shrubs that turn vibrant colors in autumn.
A comfortable and sustainable camp, completely off the grid, is located to take advantage of the views of the imposing granite and glacial features of the Cerro Castillo mountains and preserve just to the north of the property.
The living areas include a 30 foot diameter, 13' high, modern yert, a second bedroom and two bathrooms. US electric current is fed from the modern windmill installed on a 65' tower up the hill into a large battery bank to ensure continuous power. Solar panels power the water pump, which delivers drinkable water to a hidden tank above to gravity-feed the showers, sinks, toilets and outdoor water. Liquid gas tanks power the heat for hot water, grill with rotisseree, and for the bathrooms and bedroom, and a glass-fronted wood stove in the yert supplies its heat. The kitchen has a full-sized refrigerator, microwave and green granite countertop.
The greenhouse allows you to grow all the fresh vegetables and herbs you could ask for, and the woodshed and guides' wall tent with permanent floor allow you to safely store tools and materials and to house laborers you might need from time to time. The yert is accessed from the water on the West lake, and a new boat and motor come with the property, along with new docks at the road access point and the yert access point.
The property is located only 1 hour from the Balmeceda airport, which offers major airline jet service from Santiago several times per day. Villa Cerro Castillo is within a half hour, and this village provides a caretaker, labor, and basic supplies. Our caretaker is very reliable, and for a small fee he and his wife provide security during the winter and wood and cleaning services during the season. He owns the two properties to the East of our lakes, and understands the principals of conservation and exclusivity that we embrace.
We are asking $1,295,000 for this unique property, and would be happy to convey it to one or a group of up to six conservation-minded fly fishermen to continue its preservation.
